DDA says roads come first in new Delhi development zones

On 20 August 2026, Delhi Development Authority vice-chairperson N Saravana Kumar said road networks will be the first job in new areas under Master Plan for Delhi 2047, unveiled the same day. The zones include land-pooling pockets, low-density belts and high-density corridors along Urban Extension Road II. Arterial roads will have a right of way of 30 metres or more.

- If you own land in a pooling sector, DDA now says it will lay 30-metre-plus roads first, rather than waiting for your external development charge to land.
- Anyone in a peripheral village in the 150 square kilometre low-density belt can expect a uniform plan that still keeps a low-intensity character.

What MPD-2047 Changes About Who Builds The Roads
- Earlier land-pooling stalled partly because infrastructure waited on charges from owners. The new plan puts DDA on the road first.
- Land pooling typically takes a share of pooled land for public roads and parks and lets owners develop the rest.
- MPD-2047 is the long-range land-use book for Delhi, replacing the expired 2021 plan after years of delay, and is meant to serve a projected 3.2 crore people by 2047.
